Vision
Delivering Modern Student Living and Early Regeneration at Forth Yards
Salamisso’s vision is to deliver a well-designed, modern PBSA scheme that regenerates brownfield land, supports Newcastle’s education sector and provides a distinctive new gateway to the city at Forth Yards.
Our Vision is Built Around Four Core Themes
1/ Brownfield Regeneration
- Bringing long-vacant industrial land back into productive use.
- Acting as an early anchor development within Forth Yards.
- Replacing extensive hardstanding with planting, open space and public realm improvements.
2/ Context-Responsive Architecture
- A building form that steps from 7½ storeys on Pottery Lane down to 4 storeys at the Tyne Gorge.
- Massing informed by townscape, heritage and visual impact assessments.
- Material palette including rustic red brick and a recessed metal upper floor, echoing local industrial character.
- Elongated brick arches referencing the former Newcastle Grain Warehouse on St. Anne Street.
- Careful treatment of the interface with the King Edward VII Bridge and nearby conservation assets.
3/ High-Quality Student Living
- A mix of cluster apartments and studio rooms designed to modern standards.
- Shared communal facilities such as social spaces, lounges and study rooms.
- A secure landscaped courtyard garden at the centre of the building.
- Potential rooftop amenity spaces (subject to detailed design).
- High levels of daylighting and privacy, informed by specialist assessments.
4/ Improved Public Realm & Connectivity
- Active frontage along Pottery Lane, improving natural surveillance and street character.
- Improved pedestrian environment through increased setback along Pottery Lane.
- Contribution to future pedestrian routes as wider Forth Yards development comes forward.
- Integration with Newcastle’s bus, rail, Metro and cycling networks.
